Planning Decoder produces written Site Intelligence Reports on UK properties. A standard report includes full planning history, withdrawn applications, enforcement records, comparable decisions at nearby properties, committee minutes, and officer reports. A Pro report adds Land Registry title constraints, full cluster analysis of comparable decisions, and enforcement deep-dive. Every report is delivered within 48 hours of commission confirmation.
Our AI analyses decision notices to the best of its ability, but it can make mistakes. Statistics such as local approval rates and nearby approvals are indicative estimates, not verified data. Always verify important decisions with a qualified RTPI planning consultant before taking action.
Payments are processed securely by Stripe. All prices are in GBP. Stripe handles payment processing on our behalf — we never store your card details.
All paid reports come with a 14-day money-back guarantee. If you are not satisfied with your report for any reason, contact us at hello@planningdecoder.com within 14 days of purchase and we will issue a full refund — no questions asked. Refunds are processed via Stripe and will be returned to your original payment method within 5-10 business days.
You retain ownership of any information you provide to Planning Decoder. By using the service, you grant us permission to process the information you submit — including planning references, addresses, and any supporting detail — for the purpose of researching and generating your Site Intelligence Report. We do not use your content for any other purpose.
Planning Decoder is provided “as is” without warranties of any kind. We are not liable for any decisions you make based on our reports. For complex or high-value planning matters, always consult a qualified professional.
We may update these terms from time to time. Continued use of the service after changes constitutes acceptance of the updated terms.
